Big Yellow – Harrow

Retail & Commercial

Big Yellow purchased Plots C2 and D3 of the Harrow View East development from Barratt in 2019 with the intention of providing a new Big Yellow Self-Storage facility with flexible-office space, and 11 industrial units on these plots. The site was subject to an outline planning permission, which had been granted for the phased comprehensive redevelopment of Harrow View East in 2015.

DWD were tasked with working within the confines of the Outline Permission for the site, however the preparation and submission of a s96a application was required in the first instance for non-material amendments to the Outline Permission, in order to regularise small deviations above the height parameters and amend the development plot boundaries, in order to meet Big Yellow’s design objectives.

Following the approval of the s96a application, each component of the proposal was then required to be submitted under separate applications, resulting in the preparation and submission of two Reserved Matters applications and a full planning application.

The DWD team were able to assess and review the Outline Permission control documents, so to ensure that the proposed development was informed by and complied with all of the relevant Parameter Plans and key principles from the other planning control documents as they related to the proposed development, to ensure that the delivery of Harrow View East would not be prejudiced by the delivery of the proposed development. This resulted in the approval of the two Reserved Matters applications and the full planning application.

DWD provided further support on additional applications that have since been submitted and approved, including an advertisement consent application for the signage at the new development.

By using the experience of the DWD team, the client was able to redevelop the site and achieve planning permission for a new Big Yellow Self-Storage facility with flexible-office space, and 11 industrial units in Harrow View East.
